Read the file before the buyers do.

I build every file the way an underwriter wants to receive it: complete, sourced, and in your hands before a buyer has seen it. Here is how you get on my deals, what you receive, and how to reach me.

How placement works

One email, one NDA, then every open file.

Ask
Email me from your bank address: your name, your bank, and the box you lend into (practice size, geography, specialty). I reply by email.
Access
One confidentiality agreement, signed online, covers you going forward. Then a banker code opens your deck: every file I have open, the vault behind each one (financials, lease, production), and an AI assistant inside the vault that answers questions on the file. I read every thread; access is logged.
Placement
Pre-flight each file from the deck. Mark it a probable deal and your name and referral link appear to buyers on that listing, file in hand. Pass, and nothing shows anywhere. Your name only ever appears next to deals you said yes to.
Buyers
A buyer needs a lender letter before I let them sign an offer, and a buyer who arrives with yours gets in front of the seller first. I do not tell buyers which bank to use; the buyer chooses the lender.

The standing package

What you receive on every file, before you ask.

Nothing ships until every item is in the vault and checked against its own header, not its filename. A one-page summary is not a tax return.

01
Filed business tax returns, three years, every page. If the current year is on extension, that is stated with the date.
02
Year-to-date P&L and the prior full year, itemized.
03
The add-back schedule, documented lines only, with the source document named on every line.
04
The lease abstract: term, options, assignability, rent including CAM.
05
Production by provider and the seller’s schedule, with the payor mix.
06
Payroll, volunteered up front: the wage report, family on payroll, and anything that needs an explanation, so you hear it from me first. W-2s and paystubs come to you through me directly and never sit in the shared vault.
Standing rules

What I will not do to your desk.

Value
I never state what a practice is worth. You see the asking price and the documents it rests on; the conclusion is yours.
Numbers
No figure leaves my desk on the strength of a phone call. Every number in the package traces to a document in the vault.
Threads
One thread per practice, subject line “Lastname (City) — topic.” One packaged message per file, then I wait.
Exclusives
A pre-qualification letter does not make a bank the buyer’s lender. Nobody is exclusive here, and I say so to buyers in writing.
Who you are dealing with

A licensed broker, on the file himself.
