Privacy Policy
This policy covers aipracticebroker.com, including the buyer registration and portal, the seller portal, and the Broker's Opinion of Value (BOV) intake. It's written in plain language on purpose — this baseline follows the California Online Privacy Protection Act (CalOPPA), and we apply the same disclosure and consent hygiene to every visitor, not just California residents.
What we collect
- Sellers requesting a free BOV: your name, email, phone, practice name/location, and any financial documents (P&Ls, tax returns, production reports) you choose to share so the licensed broker can prepare your report.
- Buyers registering: your name, email, phone, acquisition criteria, and any pre-qualification or CV documents you upload, so we can match you to relevant confidential listings and send the NDA for any listing you request access to.
- Sellers using the seller portal: your login session and the deal documents you and your broker exchange there. Seller portal accounts are invite-only — we create the account and send you a one-time link; you set your own password on arrival.
- Standard technical data (pages viewed, device type) to keep the site working and secure.
If you upload documents (P&Ls, tax returns, payroll, CVs)
Documents you upload are used to prepare your Broker's Opinion of Value or, for buyers, to support your pre-qualification file. Some analysis steps use Anthropic's Claude AI to read and summarize documents (for example, extracting figures from a P&L) — every figure that ends up in a report is reviewed by the licensed broker before it's sent to you. Anthropic never trains its models on your documents, and your files are never sold or shared with anyone outside the transaction you're part of.
What we don't do
- We never sell your data to third parties.
- We never share a buyer's identity or documents with a seller, or a seller's documents with a buyer, without your knowledge — vault access is granted per listing, per person.
- We never contact your current landlord, staff, or patients.
Why we collect it
To prepare the report or match you requested, to run the brokerage (NDAs, vault access, deal tracking), and — if you've given us an email — to follow up about your own report, registration, or a listing you've shown interest in.
Marketing communications
If you opted in when you registered, we may also email you market updates, new listing alerts, or event invitations. Every marketing email includes an unsubscribe link, and unsubscribing never affects transactional emails about a deal you're actually part of (NDAs, vault access, document requests).
Your choices
Email jonathan@tdibroker.com to request a copy of what we hold about you, or to request deletion. We honor deletion requests within a reasonable time and confirm by email once complete — except where records must be retained for an active or completed brokerage transaction under California real estate recordkeeping requirements.
Cookies & local storage
We use browser local storage and session cookies to keep you logged in to the buyer or seller portal and to remember where you are in a multi-step form. No third-party ad-tracking cookies are set by this site.
Children
This site is intended for business owners, buyers, and licensed professionals — not children. We do not knowingly collect information from anyone under 13.
Changes
If this policy changes materially, the "last updated" date above will change and, where required, we'll post a notice on the homepage.
